NIE, Cl@ve and FNMT digital certificate: getting them from the UK or Ireland
Updated on 26/10/2026 · 8 min read
To the Spanish authorities, you exist through a number: the NIE. To do things online, you then need a digital identity: Cl@ve or an electronic certificate. These three tools are often confused. Here is what each one is for, which one is essential for your Modelo 210, and how to get them when you live in the UK or Ireland.
Fiscasa is a private service, independent of the Agencia Tributaria. Procedures can change; check the conditions with the consulate or body concerned before you travel.
What's essential and what isn't
| Tool | What it's for | Essential for Modelo 210? |
|---|---|---|
| NIE | A foreigner's tax identification number in Spain | Yes |
| Cl@ve | Digital identity for online procedures | No, but useful |
| FNMT digital certificate | Electronic signature, online filing and payment | No, but useful |
Without an NIE, you can't file. Without Cl@ve or a certificate, you can still file and pay, using the predeclaración form and a transfer from abroad (see paying Spanish tax from the UK or Ireland).
The NIE (Número de Identidad de Extranjero)
What is it?
The NIE is a personal number issued by the Spanish Ministry of the Interior to any foreigner with economic interests in Spain. It starts with a letter (X, Y or Z), followed by seven digits and a check letter, for example Y1234567X. It serves as your tax number. You normally obtained it when you bought the property: it appears in your notarial deed.
Each co-owner has their own NIE and files their own return. If your spouse does not appear in the deed but the property falls under your matrimonial property regime, the split to declare needs to be looked at: let us know.
Getting it from the UK or Ireland
The simplest route is through a Spanish consulate: in the UK, the Consulates General in London and Edinburgh; in Ireland, the consular section of the Spanish Embassy in Dublin. Check the consulate's website for its current procedure.
- Book an appointment with the consulate covering your home address.
- Fill in form EX-15 (NIE application), stating the reason (purchase or ownership of a property, tax obligations).
- Pay the corresponding fee (form 790, code 012), a modest amount.
- Attend with your passport and a copy, the form and proof of payment of the fee.
- Receive the NIE certificate, within the consulate's timescales (from a few days to a few weeks).
You can also apply in Spain, at a police station or foreigners' office, by appointment, or go through a representative holding a power of attorney.
I've lost my NIE certificate
The number doesn't change. It appears in your purchase deed, on your IBI bills and on any past returns. For Modelo 210, the number is enough.
Cl@ve: the Spanish authorities' digital identity
What is it for?
Cl@ve is the identification system shared by Spanish public authorities. It lets you log in to the tax authority's electronic office (sede electrónica) to file a return online, view your data and notifications and, under certain conditions, pay the tax or set up a direct debit.
Getting it as a non-resident
This is the tricky part. Registration by video identification in the Cl@ve app is, for now, reserved for Spanish citizens with a DNI. An NIE holder must in practice register in person at a registration office in Spain (for example a tax office or social security office), with their passport and NIE. For an owner who regularly spends time in Spain, this can be done during a stay, by appointment.
The FNMT digital certificate
What is it for?
The individual certificate issued by the Fábrica Nacional de Moneda y Timbre (FNMT) is a file installed in your browser or computer. It lets you sign electronically and access almost every procedure: filing Modelo 210, direct debit from a SEPA-area account, access to the Catastro to view your property's cadastral value, replying to notifications.
Getting it from the UK or Ireland
The procedure has three stages:
- Online application on the FNMT website, from the computer and browser where the certificate will be installed. You receive an application code by email.
- In-person identity check at an accreditation office. Spanish consular offices abroad are among them: book an appointment and bring your passport, your NIE and the application code.
- Download the certificate from the same computer and browser, using the application code.
The video identification offered by the FNMT in practice requires a Spanish identity document, which rules out most non-resident owners. The certificate has a limited validity period: remember to renew it before it expires and keep a password-protected backup copy.
Do you really need a digital identity?
For the owner of a property that is not let, paying a hundred euros or so a year, the answer is often no: the predeclaración and a transfer from abroad are enough. A digital identity becomes useful if:
- you want to pay by direct debit from your bank account;
- you want to view your notifications or your tax file;
- you own several properties or let, with more procedures;
- you need the Catastro to find old cadastral values.
Security: a few simple rules
- Never give your digital certificate or Cl@ve codes to anyone, not even a service provider: they allow someone to act in your name for every procedure.
- Be wary of emails or text messages imitating the Spanish tax authority and asking for payment via a link: the tax authority does not request payment this way.
- Keep a copy of your NIE certificate and your returns somewhere safe.
Fiscasa will never ask for your digital certificate, your Cl@ve credentials or your bank codes.

FAQ
Does my NIE expire?
The NIE number is allocated for life. Some older NIE certificates carried a validity date, but the number itself does not change.
Is my spouse's NIE needed?
Yes, if your spouse is a co-owner according to the purchase deed: they must file their own return with their NIE.
Can I get an NIE without travelling?
As a rule, you need to attend the consulate or an office in Spain, or use a representative with a power of attorney.
Is the FNMT certificate free?
The FNMT issues the individual certificate free of charge. Only incidental costs (travel, power of attorney) may apply.
Can Fiscasa get my NIE for me?
We guide you through the process and help prepare the application; the application itself is made in your name to the consulate or the Spanish authorities.
I have a Spanish DNI but live in the UK or Ireland. Does this apply to me?
If you are a Spanish national, you have a DNI that serves as your tax number, and you can use Cl@ve video identification. If you are tax resident in the UK or Ireland, you remain a non-resident in Spain and subject to Modelo 210.
