Where can I find the cadastral value of my property in Spain?

Short answer

The quickest place is your IBI receipt, the annual local property tax bill, which shows the valor catastral and the 20-character cadastral reference. You can also consult it at the Catastro's electronic office with a digital identity, or ask your town hall or tax collector.

On the IBI receipt

Every year your municipality, or the agency that collects for it, issues the IBI bill. Look for the line valor catastral, often split into land (suelo) and building (construcción). The total is the figure you need. Close by you will find the referencia catastral, a code of 20 letters and digits that identifies the property.

If the IBI is paid by direct debit from a Spanish account, the receipt may never reach you by post. Most collectors let you download it from their e-office, and your bank statement sometimes shows the reference. If you use a gestor or a property manager, they usually have a copy.

At the Catastro

The Dirección General del Catastro holds the official register. Basic information, such as the location and surface area, is public. The cadastral value itself is protected data, so viewing it online requires you to identify yourself with a digital certificate or Cl@ve. Without those, you can ask the collector of your IBI, or a representative, to obtain the details on your behalf.

Which year's value to use

Use the value in force for the tax year you are declaring. For the 2025 return, that is the value on the 2025 IBI receipt. Values can change after a municipal revaluation, so do not simply copy the figure you used five years ago. If you are catching up on several years, check each one.

Common confusions

  • The purchase price in the deed is not the cadastral value. The cadastral value is usually far lower.
  • The asking price or a bank valuation has nothing to do with Modelo 210.
  • A new build may not yet have a cadastral value in its first year. Ask the town hall before filing.
  • A garage or storage room with its own reference has its own value; see garages and parking spaces.

Once you have the value, the calculator does the rest, and the guide to the IBI explains who collects it in your area.
