Yaiza: Playa Blanca and the volcanoes behind it

Yaiza covers the south-western corner of Lanzarote, from the lava fields of Timanfaya and the green lagoon of El Golfo down to Playa Blanca, the island's newest resort, facing Fuerteventura across the strait. The foreign-owned homes are concentrated in Playa Blanca, Marina Rubicón, Montaña Roja: apartments around the old fishing harbour and the Marina Rubicón, and detached villas with pools on the slopes of Montaña Roja and in Las Coloradas, close to the Papagayo beaches. The municipality itself is small, with 18,842 registered residents; Yaiza village, with its whitewashed houses and palm trees, is where the town hall sits.

Foreign owners in the province of Las Palmas come first of all from Italy, Germany, United Kingdom, Poland. British, Irish and German owners are a familiar presence in Playa Blanca, and a large share of the villas are let to holidaymakers when the owners are not there. Foreign buyers account for about 21.7% of purchases in the province. Asking prices average €3,868/m² (September 2026); the non-resident tax, however, is based on the cadastral value, which is much lower.

Calculating the Modelo 210 for a home in Yaiza

A home kept in Spain by a non-resident is treated as producing a notional income, declared and taxed each year on the Modelo 210. The base is the cadastral value multiplied by a coefficient set by law. Yaiza's last general cadastral revision took effect in 1999; for tax years 2023 to 2026, only municipalities revised with effect from 2012 onwards use the reduced coefficient of 1.1%, so Yaiza applies 2%.

Using the average residential cadastral value in the municipality, €75,100 (Catastro statistics 2026), the imputed income is €75,100 × 2%. At 19%, the rate for residents of the EU and EEA, the tax is €285.38 per year for a sole owner of the whole property. At 24%, the rate for UK, Swiss and US residents, it is €360.48. A villa with a pool in Montaña Roja will usually sit above the average; an apartment near the harbour below it. Where two or more people own the home, each declares their own share on their own Modelo 210.

The tax covers every day the home was at your disposal, whether you were on the island or not. The return for income year 2025 is filed during the following calendar year; from the 2026 income year, the filing window becomes 1 April – 31 December of the following year (Orden HAC/623/2026). Non-residents get no deductions and no allowance. Since Brexit, UK residents pay 24% with no deductions, and any rent from Playa Blanca is normally reported on the foreign pages of their Self Assessment with credit relief for the Spanish tax. Irish owners keep the 19% EU rate.

IBI in Yaiza: who collects it and what the receipt tells you

The IBI, Yaiza's municipal property tax, is collected by Ayuntamiento de Yaiza - Oficina de Recaudación (own collection). Its voluntary payment period usually runs 20 July – 20 October. Owners who visit twice a year should pay by direct debit: once the voluntary period closes, a surcharge is added.

Beyond the amount due, the receipt shows the referencia catastral and the valor catastral, the two data points the Modelo 210 is built on. They can be downloaded from the collector's sede electrónica with a NIE and a digital certificate, or, if you have neither, Fiscasa can retrieve the cadastral data from the address or reference.

Letting a villa in Playa Blanca

Letting reduces the imputed income to the days the home was not let and adds a second return: the rent is declared on a Modelo 210 for rental income, grouped annually since 2024 and filed, from the 2026 income year, between 1 and 20 April of the following year. EU and EEA residents deduct expenses in proportion to the let period, such as community fees, IBI, insurance, cleaning and agency fees, and pay 19%; non-EU residents pay 24% on the gross rent.

In the Canary Islands a holiday home must be registered as a vivienda vacacional with the Cabildo de Lanzarote and display its registration number (Decreto 113/2015). A regional law on the sustainable tourist use of homes approved in 2025 lets municipalities zone and cap tourist homes, with acquired rights for already registered homes under conditions. Playa Blanca's villa estates are exactly the kind of area such zoning may address, so check the current island and municipal rules before advertising. Since 1 July 2025, every short-term advert must also carry the national rental register number.

Advice for owners in Yaiza

  • Agency-managed villas: ask for a yearly statement of nights let and rent collected; it determines the split between imputed income and rental income.
  • Purchase year: the imputed income runs from the day after the deed, in proportion to the days owned.
  • Joint owners each file a Modelo 210 for their share, with their own NIE.
  • Years never filed: Spain can claim four years. Voluntary regularisation costs 1% plus 1% per full month of delay (15% plus interest beyond twelve months), reduced by 25% when paid within the deadline given.
  • US owners: 24% rate, and a Spanish account used for rent or the IBI may need FBAR or Form 8938 reporting.
  • Access: Lanzarote (ACE) is about half an hour from Playa Blanca by road; the ferry to Corralejo leaves from the harbour.

Frequently asked questions

What does a typical Playa Blanca home pay in imputed income tax?

On the municipal average cadastral value of €75,100 with the 2% coefficient, the tax is €285.38 a year for an EU or EEA resident and €360.48 for a non-EU resident, per owner, for a full year without lettings.

Why does Yaiza apply 2% and not the reduced coefficient?

The reduced coefficient is reserved for municipalities whose cadastral values were revised with effect from 2012 onwards. Yaiza's last revision took effect in 1999, so the standard coefficient applies.

Our villa is let for thirty weeks a year. How is the Modelo 210 affected?

The thirty weeks go on a rental income return; the remaining weeks generate imputed income on the ordinary return. EU and EEA owners deduct the proportionate expenses from the rent; UK and US owners pay 24% on the gross amount.

Who collects the IBI in Yaiza?

Ayuntamiento de Yaiza - Oficina de Recaudación (own collection) collects it. The receipt shows the valor catastral used as the base of the Modelo 210, so keep each year's copy or download it from the collector's sede electrónica.

Can I file and pay from Ireland without a Spanish representative?

Yes. EU and EEA residents declaring imputed income do not need a fiscal representative, and the tax agency accepts payment by transfer from a foreign bank account.
