Modelo 210 in La Oliva: old values, standard coefficient
La Oliva's last general cadastral revision took effect in 1994, which makes it one of the oldest in the islands. Two consequences follow. The coefficient is 2%, because the reduced 1.1% coefficient available for tax years 2023 to 2026 is reserved for municipalities revised with effect from 2012 onwards, and all others use 2%. And the cadastral values themselves are low compared with today's prices, which keeps the tax base small. The imputed income tax, declared on the Modelo 210, is the result of multiplying that value by the coefficient and applying the rate for your country of residence.
With the municipality's average residential cadastral value, €49,000 (Catastro statistics 2026), the imputed income is €49,000 × 2%. For an EU or EEA resident at 19%, the tax is €186.20 a year; for a UK, Swiss or US resident at 24%, €235.20. These amounts are per owner for a whole year of sole ownership. Your own IBI receipt gives the value to use, and joint owners each declare their share.
The notional income accrues for the days the home was at your disposal, even when nobody used it. The return for income year 2025 can be filed throughout the following calendar year; from the 2026 income year the window becomes 1 April – 31 December of the following year (Orden HAC/623/2026). Italian and Irish owners pay 19% as EU residents. UK owners have paid 24% with no deductions since Brexit and, if the home is let, normally report that income on the foreign pages of their Self Assessment, with credit relief for the Spanish tax.

IBI in La Oliva and the value on your receipt
The IBI, the municipal property tax, is collected in La Oliva by Ayuntamiento de La Oliva (own collection; sede electrónica). The voluntary payment period is set each year; check the dates with Ayuntamiento de La Oliva (own collection; sede electrónica). A direct debit from a Spanish account prevents the surcharges of the enforcement stage.
The receipt shows the referencia catastral and the valor catastral used as the base of your Modelo 210. It can be downloaded from the collector's sede electrónica with a NIE and digital certificate; if that is not an option, Fiscasa retrieves the cadastral data from the address or the reference.
Letting in Corralejo or El Cotillo
Homes let to surfers and winter visitors generate rental income, declared on a Modelo 210 for rental income once a year since 2024 (from the 2026 income year, between 1 and 20 April of the following year). EU and EEA residents deduct expenses pro rata and pay 19%; non-EU residents pay 24% on the gross rent. The imputed income then only covers the days the home was not let.
Holiday letting in Fuerteventura follows the Canarian rules: registration of the vivienda vacacional with the Cabildo and display of the number under Decreto 113/2015. The regional law on the sustainable tourist use of homes approved in 2025 allows municipalities to zone and cap tourist homes, with acquired rights for already registered homes under conditions; Corralejo's complexes are a likely target for such zoning, so check the current island and municipal rules before advertising. Since 1 July 2025, every short-term advert needs the national rental register number.
Advice for owners in La Oliva
- Bought in the middle of the year: the imputed income runs from the day after the deed, pro rata to the days owned.
- Several owners: one Modelo 210 per owner, each with their own NIE and share.
- Lettings: keep the annual statement from the agency or platform; it determines the split between imputed and rental income.
- Missed years: Spain can claim four years. Voluntary late filing costs 1% plus 1% per full month of delay (15% plus interest after twelve months), reduced by 25% when paid within the deadline given.
- EU and EEA residents need no fiscal representative and can pay by transfer from a foreign account.
- US owners: 24% rate, and a Spanish account may need FBAR or Form 8938 reporting.
- Access: Fuerteventura (FUE) is about forty minutes from Corralejo.
Frequently asked questions
How much does an average Corralejo home pay in imputed income tax?
On the municipal average cadastral value of €49,000, the Modelo 210 comes to €186.20 a year for an EU or EEA resident and €235.20 for a non-EU resident, per owner and for a full year without lettings.
Is La Oliva's 1994 revision good or bad news for my tax?
Mixed. It denies the municipality the reduced coefficient, so 2% applies, but it also means the cadastral values are old and low. For most Corralejo apartments the resulting tax is modest.
I live in Italy and let my Corralejo flat part of the year. Which returns do I file?
Two: a rental income return for the weeks let, at 19% after pro rata expenses as an EU resident, and an imputed income return for the weeks the flat was at your disposal. Since 2024 the rental return is annual.
Who collects the IBI in La Oliva?
Ayuntamiento de La Oliva (own collection; sede electrónica). Its receipt shows the valor catastral that the Modelo 210 is calculated on, so keep each year's copy or download it from the collector's sede electrónica.
What happens if I sell my El Cotillo house without having filed the Modelo 210?
The tax agency can still claim the last four years of imputed income after the sale, with surcharges. Regularising before you sell is cheaper, since voluntary filing carries lower surcharges, reduced by 25% when paid within the deadline given.
