Oliva and Oliva Nova: golf, horses and a reduced coefficient

The Oliva Nova resort, with its Seve Ballesteros golf course and the equestrian centre that hosts the Mediterranean Equestrian Tour every winter, has given this town of 26,813 residents a clientele unlike its neighbours: German, Dutch, Scandinavian, Belgian and British owners of villas and golf apartments who often stay for long stretches in spring and autumn. North of the resort, the Playa de Oliva stretches for several kilometres of dunes and low-rise apartment blocks, far less built up than Gandía's towers.

The town itself, with its Moorish hilltop quarter and orange groves, is where Spanish owners live; the foreign community is concentrated on the coast. Across the province, the main foreign buyers come from Netherlands, United Kingdom, Belgium, Poland. Foreigners make up around 12.2% of provincial purchases. Asking prices average €1,892/m² (September 2026). Valencia (VLC) is the nearest airport, roughly an hour away by the AP-7.

Your Modelo 210 in Oliva: the 1.1% advantage

Oliva is one of the few towns on the Valencia coast that revised its cadastral values recently: the current ponencia de valores took effect in 2014. Because that is on or after 2012, the imputed income of a non-resident's home is computed at the reduced coefficient of 1.1% for the 2023 to 2026 tax years, instead of the 2% that applies in municipalities with older valuations such as Gandía or Cullera. A recent revaluation tends to mean higher values, so the two effects partly cancel out.

With the average residential cadastral value of the municipality, €64,500 (Catastro statistics for 2026), the base is €64,500 × 1.1%. For a resident of the EU or EEA the non-resident tax is €134.81 per year, and for a resident of the UK, Switzerland, the United States or any other non-EU country it is €170.28, each time for one owner with the whole property for twelve months. The value on your own IBI receipt, often well above average for an Oliva Nova villa, replaces the municipal figure.

An empty home is taxed exactly like one used every weekend: the imputed income tax is a notional income, with no allowance and no expenses to deduct. For income year 2025 the Modelo 210 is lodged at any time during the following calendar year; for the 2026 income year onwards the period becomes 1 April to 31 December of the year after (Orden HAC/623/2026). British owners pay 24% since Brexit and should check with a UK adviser whether the home belongs on the foreign pages of their Self Assessment return with credit relief; Irish owners stay at the EU rate of 19%; Americans pay 24% and may face FBAR or Form 8938 reporting on a Spanish account.

IBI in Oliva

The municipality's IBI is collected by Ajuntament d'Oliva – Departament de Gestió Tributària i Recaptació (own collection). The voluntary payment window is announced every year; ask Ajuntament d'Oliva – Departament de Gestió Tributària i Recaptació (own collection) for the current dates. The urban rate is 0.61%. Pay by direct debit to avoid the surcharges after the voluntary period; the receipt doubles as your Modelo 210 source document, since it carries the valor catastral and the cadastral reference. Duplicates are available on the collector's electronic office with a digital certificate, and Fiscasa can retrieve the cadastral data for you from the address or the reference.

Letting in Oliva and Oliva Nova

Imputed income applies only to the days the home was not let, while the rent is declared on its own Modelo 210, once a year since 2024; EU and EEA landlords deduct a proportional share of expenses and pay 19%, others pay 24% on the gross, and from 2026 income the rental return is due between 1 and 20 April of the following year.

The Comunitat Valenciana requires every tourist let to be registered in the regional tourism registry. Under Decreto Ley 9/2024 a municipal urban-compatibility report is needed first, each registration lasts five years and must be renewed, stays of more than ten days by the same tenant fall outside the tourist regime, and since 1 July 2025 the national rental register number is compulsory in adverts. A non-registered let can be fined; confirm the rules in force before advertising.

Practical advice for owners in Oliva

  • Villa plus plot: a detached house usually has one cadastral reference for house and garden; a garage or storeroom with its own reference is declared as well.
  • Day-one liability: the tax starts the day after signing and is prorated, so note the completion date for the first return.
  • Unfiled years: four years can be claimed; regularising spontaneously costs 1% plus 1% a month, 15% plus interest beyond a year, less 25% if paid on time once notified.
  • Pay from home: transfers from a foreign bank have been accepted since 2023; no fiscal representative is required for EU or EEA residents.
  • From 2027 the rules may change, so revisit the calculation each year.

Frequently asked questions

Why is Oliva's coefficient 1.1% when Gandía pays the standard rate?

Because Oliva's cadastral values were revised by a general collective valuation with effect from 2014, inside the 2012-onwards window that earns the reduced coefficient for the 2023 to 2026 tax years. Gandía's last revision is much older, so the standard coefficient applies there.

How much is the Modelo 210 for an average Oliva property?

On the municipal average cadastral value of €64,500, an EU or EEA resident pays €134.81 a year and a non-EU resident €170.28, per owner with the whole property for a full year. An Oliva Nova villa with a higher valor catastral pays proportionally more; use the figure on your IBI receipt.

We are a Dutch couple who co-own a golf apartment; how many returns?

Two, one per owner, each declaring 50% of the base under their own NIE. Both are filed in the same campaign and can be paid by transfer from the Netherlands or by direct debit from a Spanish account, and neither owner needs a fiscal representative.

Can I let the apartment to golfers for a month at a time?

A let of more than ten days to the same tenant is no longer a tourist let in the Comunitat Valenciana, so it falls under ordinary rental rules rather than the tourism registry. The income is still declared on the Modelo 210, and Fiscasa can confirm which regime your letting pattern falls under.
